  • How do I pay my rent?

    As a tenant of a BCR managed property, you’ll be assigned a secure online portal after move-in. Here you’ll pay rent monthly by e-check. It’s as easy as texting. We also accept personal checks, money orders, or cashier checks at our office.

  • How do I report a maintenance issue?

    If there is a threat to a person or property, dial 911 before calling us.


    For all maintenance emergencies that should not wait until morning experienced after hours, weekends, and holidays. Please call (703) 777-0007, then press 2 when prompted.


    For non-urgent repairs, use our app to submit a request via your online tenant portal. We check non-urgent requests on weekdays from 9am to 5pm.

  • How can I build my credit?

    Yes, for BCR managed properties our Resident Benefit’s Package can boost your FICO score with the Rent Bureau just by making timely rent payments.

  • What is required of me prior to moving in?

    The first full months’ rent (not prorated rent) must be paid within three days from lease signing. The security deposit will be required prior to move-in. Both payments are required to be made by certified funds checks payable to Brown-Carrera Realty LLC.

  • Is renters insurance required?

    Yes, renters’ insurance is mandatory as per the lease. All BCR managed properties without proof of renters insurance will automatically be enrolled in a landlord liability insurance policy at a monthly cost of $9.50 covered in the $35 a month Resident Benefits Package.


    GOOD NEWS -With written proof of current renters’ insurance you will not be enrolled in landlord liability insurance by default, and we can then pass the savings onto you. The Resident Benefits Package monthly fee will be reduced to $25.50 a month if proof of insurance is received prior to the 1st of the month.

  • What is the pet policy?

    Pet(s) must be considered on a case-by-case basis. What is allowed will vary from property to property. This is necessary due to each owner’s personal preference as well as community rules which often limit the weight and number of pets allowed. If you have questions regarding a pet, before applying email your questions to info@browncarrera.net for a response. Include all details such as number of pets, type, breed, age, weight and if fixed or neutered. Even snap a cute pet photo if you’d like. We’ll present all for the landlord’s full consideration.
