How do I apply?

You can apply online through our website. Once you have found the home you wish to apply for, click the ‘Apply Now’ button on the rental listing page. You will be prompted to pay your application fee via echeck. We will process your application once received.


How do I pay my rent?

If we will manage the property rent is due on the first of each month and can be mailed, paid on-line or hand delivered. Upon move-in you’ll be provided with a secure tenant on-line account. Use is optional but easy to use and very convenient.


How do I report a maintenance issue?

If you have a maintenance emergency, please call (703) 777-0007 24/7. For non-emergency repair requests, please log into your Tenant Portal to submit a maintenance request. Requests are reviewed Monday to Friday from 9am to 5pm.


How can I build my credit?

In addition to avoiding late fees, you can actually build your credit by paying your rent on time! By reporting your payment history to Experian RentBureau, we can help you reap the rewards of getting your rent to us by the 1st.


What do I need to have completed before moving in?

The first full months’ rent (not prorated rent) and the security deposit will be required in certified funds along with proof of renter’s insurance.


Am I required to get renters insurance?

Yes. If you do not have proof of renters insurance at the time of move-in you will be charged $9.50 for liability insurance. This only covers the property and DOES NOT cover a tenant or their personal belongings. This insurance only covers the property. We strongly encourage that you register for renters insurance from your current insurance company.


What are my renters insurance choices?

  1. Your Policy. I will provide proof of insurance.
  2. Rooster Quote. Covers tenant liability to landlord.
  3. Basic Liability. Automatically enrolled if no proof of insurance is provided. Covers liability to provided landlord only.

What is the pet policy?

Pet(s) must be considered on a case-by-case basis. What is allowed will vary from property to property. This is necessary due to each owners personal preference as well as community rules which often limit the weight and number of pets allowed. If you have questions regarding a pet please email them to info@browncarrera.net for the landlords reply. Please include your pet(s) type, breed, age, weight, fixed/neutered and even a cute pet photo if you’d like. We’ll present all for the landlords full consideration.
