Brown-Carrera Realty LLC carefully runs every application in-house for the landlords consideration. Once an applicant is approved we provide a standardized Northern Virginia Association of Realtors lease for review and signing by both landlord and tenant. At move-in properties are provided clean and ready to move-in.

If the property is managed by the landlord you'll be provided with clear instructions on where to pay and who to call for repairs. If we manage the property we are only a phone call away from move-in to move-out.

We act as the tenant's point of contact for any questions or concerns; we respond promptly to request for repairs, and we react immediately if an emergency situation develops. Our interaction with every tenant isn't a chore, it's a privilege. It is a three way communication between tenant, Landlord, and property manager that sets us apart.


Please log into your Tenant Portal to report a maintenance issue. Once logged in, you can submit a new maintenance request and view the status of any previous requests. Requests are reviewed Monday to Friday from 9am to 5pm.

With online rent payments, these concerns are a thing of the past. Simply hop on your computer and in just a few minutes, your rent is paid! Or remove all doubt and schedule a payment in advance so your rent is paid automatically. Plus, you get the added benefit of not having to write checks, address envelopes, or buy stamps.


In a world where online financial predators seem more and more common, we understand if you have reservations about entering your bank account information online. But fear not! Your information is password protected and all transactions are both encrypted and securely transmitted.

Application Process

Our rental application is completely electronic, and you can apply online for any of our available properties. Please visit the Find A Home tab to see our current listings. Once you have found a property you wish to apply for, click ‘View Details’ and then click ‘Apply Now’ on the rental listing. We will review your application and follow up with further instructions.


Q: How do I apply?
You can apply online through our website. Once you have found the home you wish to apply for, click the ‘Apply Now’ button on the rental listing page. You will be prompted to pay your application fee via credit card. We will follow up with you once we have reviewed your application.

Q: How do I pay my rent?
Rent is due on the first of each month. You can mail it into us or you can pay your rent online. Please visit the ‘Pay Rent Online’ sub-tab to learn more.

Q: How do I report a maintenance issue?

Q: How can I build my credit?
In addition to avoiding late fees, you can actually build your credit by paying your rent on time! By reporting your payment history to Experian RentBureau, we can help you reap the rewards of getting your rent to us by the 1st.

Q: What do I need to have completed before moving in?
The full first months’ rent (not the prorated amount) and the security deposit in certified funds. You will also have to have proof of renters insurance. This can be set up through your current insurance company.

Q: What if I don’t have renters insurance?
If you do not have renters insurance at the time of move-in you will be charged $9.50 for insurance of the property. This DOES NOT cover the future tenant or any of their personal belongings. This insurance only covers the property. We strongly encourage that you register for renters insurance from your current insurance company.

Q: What is the pet policy?
Our pet policy is case-by-case. Depending on the breed, weight, HOA rules, and owner preference can influence the decision. If you have a larger pet or are concerned about it influencing your application please call the office at (703) 777-0007.
